After Hours Emergency Repairs

For emergencies relating to FIRE / POLICE / AMBULANCE - DIAL 111

  • Our team is available 9.00am-5.00pm, Monday - Friday for general maintenance
  • Lodge GENERAL MAINTENANCE inside Tapi
  • For emergency repairs outside of the above hours, please follow the process below

What is an emergency repair?

  • The problem must be serious and can’t wait until the next business day without risk of:
  • Injury
  • Damage to the property
  • The property being unsecured

Emergencies include:

  • Burst pipes or major water leaks
  • Dangerous electrical faults
  • Blocked toilet (only if it’s the only toilet)
  • No power (after checking with your power provider - ORION - 0800 363 9898)
  • No hot water (only if there’s none at all, and it’s not a temporary fault)
  • Gas leak or strong smell of gas
  • Storm, fire, or impact damage
  • Broken door, window/lock making the property unsafe
  • Complete heating failure in winter (where it affects health)

❌ Not an Emergency

  • These can wait until office hours of Monday - Friday between 9am - 5.30pm
  • Minor water leaks or dripping taps
  • Power outage caused by the grid (check ORION - 0800 363 9898
  • Faulty oven or other appliance
  • Wifi not working
  • Locked out (tenants must engage the locksmith to gain access at their own cost)
  • Pest issues
  • Lightbulbs needing replacement
  • All of the above non urgent maintenance should be lodged through TAPI by using the QR code under your kitchen sink, or behind your bedroom door if you’re in a boarding house room.

📞 IF IT IS AN EMERGENCY REPAIR

  1. Call our approved emergency tradesperson - see below

  2. If they confirm that repair is urgent, they will arrange a time to repair with you

  3. Explain your name, address and that you rent from
    FRASER FLYNN PROPERTY MANAGEMENT

  4. Please also lodge the job in TAPI with notes and images,
    confirming you have arranged a repair.

  5. IMPORTANT: You may be charged if you arrange a tradespersons after hours and it’s not an emergency OR the problem is found to be careless damage.
